Harbour City

A splendid holiday destination, an iconic development for investment

Melaka has been growing steadily in the past few years. The stable political system, low crime rate and a strong work force are some of the reasons why Melaka is getting more attractive to investors each year. Tourism is yet another major reason why the state is attracting property investors.  Melaka as a UNESCO city has never ceased to amaze tourists who visit the state because of its rich historical heritage spanning from the time of the Melaka Sultanate to the formation of Malaysia, and hence multi-award winning property developer, Hatten Group, is making a bold move to build an iconic tourism landmark in Melaka.

With a Gross Development Value (GDV) of RM800 million, Harbour City by Hatten Group is located in Pulau Melaka, just 0.5km from the shores of mainland Melaka and about 10 minutes drive from Melaka City.  Expected to be completed by 2019, the unique design and architecture of Harbour City is foreseen to add to Malaysia’s portfolio of iconic developments, while elevating Harbour City’s unique standing in industry circles as a mark of innovation.  The thorough and distinctive planning can already be seen firstly at the exterior design of this leasehold 30-storey building that resembles a vast and luxurious cruise ship, a tribute to Melaka’s history as a famous seaport.

Essential in the Harbour City development are the oceanic theme retail units that investors must not miss out on.

The interior design of the retail mall comes with six different thematic levels – The Trenches, The Abyss, The Midnight, The Twilight, The Sunlight and The Coastal Layer – to maximise visitors’ leisure experience.

The oceanic themed retail mall will have over 800 retail stores which will include banking facilities, communal facilities such as prayer rooms for Muslims, first aid stations, ample resting areas, ramps for wheelchair-bound shoppers, parents with baby strollers, customer service concierges, designated seating and waiting areas, along with plenty of parking bays totalling 3,000 parking lots, and drop off and pick up points on every retail floor.

Buyers of the retail units comprising the oceanic theme mall will lease them back to Hatten Group for three years with 6% p.a. rental yield, and an option to renew the lease for another three years, making the units a high-profit investment opportunity.

With approximately 1 million sq. ft. of retail net lettable area, Harvour City’s overall retail take-up rate so far has been an impressive 60% and investors may be wise to hurry to seize the chance of booking these retail units.

There will be 14 types of suites on the cruise-liner themed hotel and property investors can choose suites that come with sea view or courtyard view.  The thematic hotel will comprise a total of 780 rooms with cabin suites ranging from the size of 339 sq.ft. to 1,267 sq.ft., and the price starts from RM277,000 onwards.

Hotel guests can pamper themselves with plenty of amenities such as the coffee house, gym, spa, sauna, beauty salon and an indoor swimming pool. The hotels will also feature banquet halls, meeting rooms, sky café and a 24-hour concierge.

Security of the hotel guests are paramount, and therefore Hatten Group will implement a 24-hour guard tour patrol system throughout the whole development with CCTVs installed at all ingress and egress points, along with key-card system lifts to designated floors only.

In addition, as one of Malaysia’s leading developers, Hatten Group also remains committed to the preservation of resources and eco-system and hence a rainwater harvesting system is instituted in the development to channel rain water to an irrigation system that filters the water for the purposes of watering the garden landscapes, a step Hatten Group is taking towards creating an eco-friendly and greener environment.

Special privileges for thematic hotel suite owners are aplenty and among them is a seven-day free stay during non-peak period in Harbour City Suites. Property owners are also given a 15% corporate discount for hotel rooms in Harbour City Suites and up to 30% discount at participating outlets at Dataran Pahlawan Melaka Megamall, Hatten Square, Elements Mall, Imperio Mall and Vedro by the River.

Harbour City brings together not only a Shopping Mall and a Hotel on its tropical island-city but it also will feature a Theme Park offering adventure, leisure and fun for the entire family.

An exciting variety of water rides and slides to child-safe splash pools await visitors such as the Sky Deck Theme Park, Extreme Theme Park, man-made Sky Beach, and the 5-floor  500,000 sq.ft. Ocean Kingdom Indoor and Outdoor Theme Park – the first theme park of its kind in Malaysia – which will be developed by world-renowned thematic developer and builder, Sanderson Group.

Melaka is a strategically located state, just three hours drive from Singapore and two hours drive from Kuala Lumpur to the heritage city.  Pulau Melaka itself is just 10 minutes drive from the Melaka Raya via a specially constructed 0.5km link bridge. Nearby amenities include banks, commercial offices, food and beverage restaurants, hospitals, institutions of higher learning and notable tourism attractions such as Jonker Walk, the Stadthuys and Menara Taming Sari.

Pulau Melaka is also Malaysia’s first Twin Island City Centre.  One such mega project is the 609-acre Melaka Gateway project that will cost RM40 billion. Scheduled for completion in year 2025, this is a project with twelve precincts that includes residential, commercial, cultural, entertainment and lifestyle elements. A total of 2.5 million tourists are expected to be generated from this project alone over the course of 12 years.

Cruise ships plying the Straits of Melaka usually do not make stopovers here as Melaka lacks the appropriate facilities. The construction of Asia’s largest Marina terminal in the state will definitely help Melaka to be a maritime economic hub.  Costing over RM600 million, the Marina terminal will be able to handle three cruise ships at the same time, bringing in constant stream of tourist arrivals.

A drive in and around Pulau Melaka will bring visitors to the well-designed lush greenery landscapes of the island with facilities such as café, souvenir stores, and ample car park spaces. One of the many nature attractions in Pulau Melaka is the Wildlife Theatre Melaka, where you will be entertained by ‘John’, ‘Mary’ and ‘Ann’ the famous sea lion trio. Another attraction is the Melaka Straits mosque, also known as the Melaka Floating Mosque with its distinctive design of stilts above the sea and modern Islamic motifs. There will also be an upcoming Arab City that will feature a Middle Eastern-themed mall.

Hatten Group, however, has more plans to further set its distinctive mark in the area, in addition to the six-acre mixed-use marine theme development of Harbour City. Hatten Group will also be constructing an upcoming 66-acre coastal mixed development consisting of residential, entertainment, trading, financial district and the newly proposed 38 acres of cultural district which will include a performance amphitheatre, a 5,000-seat indoor concert hall, film production studio and many more.

Ever wonder what the word “Hatten” means? It means “growth” and “development” in Japanese. True to the meaning of its name, Hatten Group is at the forefront in Malaysia property development, asset management and investment industry. Hatten Group’s property developments consist of commercial, residential and hospitality. The Group also has future plans to invest in medical and educational infrastructures.

Winning a number of awards is nothing new for Hatten Group. Throughout the years, Hatten Group under the leadership and guidance of its Group Managing Director Colin Tan has won more than 40 awards including four top Asia Pacific Property awards. Led by a management team with over 40 years’ experience, Hatten Group is also a multi-award winning developer with a 10-year track record of outstanding successes riding the waves of the industry.

Hatten Group’s vision is to pioneer innovation, quality and service standards. In line with the company’s mission, Hatten Group believes in producing property development projects that are designed with trend-setting concepts, and one of the notable projects by Hatten Group is Dataran Pahlawan Melaka Megamall, the largest mall in the state. This iconic project is the perfect combination of heritage elements meets contemporary design.

Following Hatten Group’s success in developing Dataran Pahlawan Melaka Megamall, Hatten Group is forging ahead by developing more mixed developments such as Hatten City, a striking 25-acre township consisting of retails, luxury condominiums, international hotels, office tower, resort and shoplex, all located strategically in the heart of the Melaka.

Hatten Group also plans to expand into other regions in Malaysia, with strategies already in motion targeting the state of Pahang’s hotel and retail mall market, as well as venturing in Negeri Sembilan as evidenced in the company’s successful recent launch of the new lifestyle campus mall Unicity, a mixed development consisting of retail, serviced suites, sports and educational facilities in Seremban 3.
