SEMENYIH: S P Setia Berhad will launch the maiden phase of its upcoming Setia EcoHill 2 township next month, comprising 258 units of double-storey terrace houses and 96 units of linked semi-detached homes.

Located next to its Setia EcoHill township, this 1,010-acre township comprises residential and commercial properties. 51% of the land space is dedicated to landscaping and infrastructure while 38% are earmarked for residential and the remaining 11% for commercial properties.

“Setia EcoHill which was launched in 2013 had good take up rates during their respective launches. With all the terraces in Setia EcoHill fully launched, we are excitedly anticipating the maiden launch of Setia EcoHill 2, which is one of our flagship launch this year,” said Tan Hon Lim, Executive Vice President of S P Setia Berhad during a preview of the Show Village for Setia EcoHill 2.

The nature inspired master plan for Setia EcoHill 2, with a gross development value (GDV) of RM5 billion, features eight iconic themed gardens, housing over 300 species of flora & fauna. Promising the best of Highlands, Woodlands and Wetlands, Setia EcoHill 2 is inspired by the three key elements of nature, which are air, earth and water. This extremely green township preserves the natural undulating altitudes and create new recreational opportunities along the mountain slopes leading towards Bukit Tempurung, with more than 10,000 trees to be planted around the township. More than 80 acres is reserved for green parks while approximately 17 acres of parks is earmarked for the wetlands.

“Setia EcoHill 2 will embody the best of our LiveLearnWorkPlay Setia development philosophy. The township is master-planned to satisfy the four important aspects of our lifestyles. With verdant greenery to enhance liveability and community activities, over 100 acres of concentrated commercial development and prominent education institutions surrounding the township, Setia EcoHill 2 is truly a self-sustained township in every sense of the words,” Tan said.

Phase one of Setia Eco Hill 2’s launch will feature double storey linked terraces with land size of 20’ x 65’, 20’ x 70’ and 22’ x 70’ as well as 32’ x 60’ linked semi-detached homes. The show village for its maiden launch will be opened to public from 21 May onwards, with official launch targeted for June 2016. Construction for its first phase is targeted to commence in July 2016 and completed in mid-2018.

Prices range from RM 553,000 to RM668,000. However, purchasers will rejoice in knowing that the Setia 10:90 campaign is applicable to these units. The Setia 10:90 programe is a build-then-sell program launched with a tagline of ‘Today’s freedom for tomorrow’s comfort’ in March 2016. Purchasers need only to pay 10% down-payment now and the remaining 90% when the property is completed. This provides greater financial flexibility and freedom of up to 3 years for purchasers’ financing options and purchasers will not have to miss out on investment opportunities that benefits them in the future.

Residents of Setia EcoHill 2 also enjoys a neighbourhood convenience mall of 200,000 sq ft equipped with commercial lifestyle outlets called EcoHill Walk, situated in the nearby Setia EcoHill township.

Before the birth of Setia EcoHill, Jalan Semenyih was the only entrance and exit to Semenyih. This created inefficient traffic flow in the area. In keeping with its sustainability agenda, S P Setia embarked on constructing the LEKAS-EcoHill Link, which directly link the LEKAS Highway to Setia EcoHill, thus alleviating the congestion along Jalan Semenyih.

“Delivering proper connectivity into our townships has always been a part of our promises to our community. To this end, we have invested RM 80 million to construct the Lekas-EcoHill Link for our community in Setia EcoHill, which was opened to the public in August last year but we would not stop there. We are investing RM 50 million to extend the link to Setia EcoHill 2 so our community here can enjoy the great connectivity as well. Construction work for the 3-kilometres dual carriageway link road has commenced in April this year,” Tan added.

The township is scheduled for completion over a period of 10 years from 2016 to 2026. The development leads to the LEKAS highway, with easy access to Kajang, Cheras, Putrajaya, Seremban and Kuala Lumpur. Other highways include the PLUS Highway, the SKVE, SILK and Kajang-Seremban Highway.

The township is also located within close proximity to hypermarket such as Tesco and eateries such as McDonalds, Pizza Hut and KFC, which can be found just opposite the development. Banks, clinics and education institutions such as SK Kampung Rinching, SK Rinching Hilir, SK Bandar Tasik Kesuma, Nottingham University (Malaysian Campus), the German Malaysia Institute, University Kebangsaan Malaysia (UKM) and University Putra Malaysia are also within 20km radius from the township.
