Kuala Lumpur, 2016 – Mah Sing Group’s (Mah Sing) ongoing and upcoming projects were deemed as highly investable projects for property investors as they tick off various prime factors buyers are considering when looking in property investment.

Reasons to Invest
At a recent Prime Investment Forum which was attended by over 400 people, Chris Tan, founder of Chur Associates, who was one of the speakers, shared his insights on Malaysia’s agenda of “Housing The Nation”. He said, “Property buyers are living in an era of the best home owner protection where incentives and attractive financing plans were provided to genuine home buyers.”
Tan also said that property investment is low-risk and is one of the most important portfolios, even for richer and successful nation groups, as it is tangible and constitutionally guaranteed.
There are various factors to be considered before determining an ideal property investment opportunity and Tan focused mainly on quality, reputation and location. Property buyers were advised to look into connectivity, neighbourhoods, business attractions and developer’s reputation among other factors before investing.
Khalil Adis, founder of Khalil Adis Consultancy Pte Ltd, was also one of the speakers for the forum who emphasised on the importance of connectivity when it comes to property investment.
An example of Mah Sing’s project that fits into the abovementioned factors is Southville City@Bangi where the 428-acre freehold township features a direct interchange which shortens the drive to Kuala Lumpur at a mere 19km. The interchange will enhance commercial visibility and make Southville City@KL South an appealing investment, especially its inaugural commercial retail development, namely Savanna Lifestyle Shops which are already on an advanced stage of construction. The mixed-use development includes various residential and commercial projects, suitable for multi-generation living and the working community.
Focusing on connectivity, D’Sara Sentral is the first integrated development in Sungai Buloh with easy access to MRT line 1 and proposed line 2. Kampung Selamat MRT Station, which is the second station on the Sungai Buloh-Kajang MRT line currently undergoing construction work is located diagonally across the development. Mah Sing will also build a coveted direct link bridge from D’Sara Sentral to the MRT Station.
Icon City which is strategically located right at the intersection of Klang Valley’s two busiest highway, LDP and Federal highway is also another development that focuses on connectivity for convenient accessibility. The first vehicular ramp of Icon City’s comprehensive traffic dispersal system is already completed in the early 2016.
In the Northern region, another investable project is the 34.5-acre Southbay City, an integrated modern city with a mixture of residential suites, office, retail outlets and other recreational attractions. It is strategically situated only 1km from Penang Second-link Bridge.
Branding and Good Track Record
According to speaker Dr Choong Kwai Fatt, an advocate and solicitor, Tax and GST consultant, individuals should select a developer that has a good track record. Another speaker, Elizabeth Siew, managing partner of Messrs Iqbal Hakim, Sia & Voo who shared her views on the legal aspect of purchasing a property also notes that buying a house directly from a property developer eliminates the issues of fraud cases that happened during the transfer of properties in sub sales.
